Has anyone found a way to reduce/limit Japanese capital gains tax in such situations? 

I  have about 220 leads after my team ends in my list and I have 3 options:1) research and   implement an interactive voice response technology to pick up calls for me when my team is off shift2) Pick up calls myself after my team's shift (this. risks breaking the systems I implemented in my business and also enforces a bad habit of working "in" my business3) Do nothing.

Typically in expensive markets house hacking is favorable off the bat, cheaper markets you can rent and buy an investment property 

I went there to drop off something for a person working there and, stopped in my tracks! 

My concern is the rough looking Valero corner gas station plus area around the gas station coming off the highway exit to go down the street into the Lennar subdivision. 

If you sell now you won't be paying tax on that profit!
