They have positive cash flow even after building in an 8.3% (one month a year) vacancy rate - so if I can keep the long term vacancy to 2-3% over time that will boost my cash flow even more and they will have no debt service in 13 more years providing some extra sweet free cash flow down the road.

The UPS store has a sweet service where they can mask your P.O box as a suite number, its a bit more expensive but you come off as professional.

I received a phone call from a landscaper friend/client about 1 hour after my original post and wanted to give me a heads up that he just heard from his client that they were in the process of putting together an offer to purchase the same property for their wine/tapas restaurant and that if I were still interested I better get on the horse!!!
