Agreed with Amberly - Modal has some great units and is based in Utah (modern style) while Meka has the same modern feel but is customizable (very rare in the pre-fab/panelized world).

So the "Cash-flow" benchmark can be achieved, but in and of itself its a worthless matrix if not considering what is behind the cash-flow number.All that said, I would agree with @John Warren in that Bolingbrook is worth while looking into.

Of that $4K, about $2100 comes back to us in the form of principal paydown.We achieved our (relatively) low monthly cost by making a full down payment (so no PMI) and doing a renovation.

Anything above and beyond is added buffer and potential cash flow (and definitely achievable), not to mention principal pay down and tax write offs.Here's some additional backup plans:It is definitely recommended to have backup plans going into a house hack investment.
