I own a small real estate brokerage in CO and I'm also looking to start a mortgage company or at least having some staff members licensed as loan officers. 

I have a good amount of skills that put me in a very unique position, which I want to start to leverage, to work toward my goal of leaving the utility company, working for myself, doing something I absolutely love.  

This is a huge site and I have absolutely no idea where to start.

If you can, then $30k will be more than enough to start in Dayton, Ohio.

If you want to start sooner instruct your broker that you only want to spend the $450K and to stick with your budget.

just skip those finish the rest of the test and then if you want to do the math come back and do those last.. u dont want a math question to come up when your starting the test and derail you.. 

Start by itemizing the expenses and send them an itemized invoice; include unpaid rent, utilities, etc. 

As a started I am interested in single and multi-family homes in the Delaware, Maryland, Pennsylvania and New Jersey area and hopefully overtime I can expand my growth in states 100 of miles away.
