I'd say house hack, be in one unit, rent the others for the best rates.

Just put a tenant in it using your current owner occupied rate!

I think we've all seen the DSCR rates swing up and down as well over the past two years, on several occasions, DSCR rates were beating conventional rates at par pricing by nearly 0.75% at higher leverages.
