You're also correct that 4 star is officially good but, in reality, it's one of the lowest ratings that's being given and it has a disproportionate effect on the property's rating when we list a new property and so we haven't had that many guests and reviews yet. 

But not all 5-star reviews are created equal.

If $100-$120 aligns with similar properties, then it’s a fair rate—especially considering the size of the home and the work involved.

Glad to see some justice.The next round of scams will be people raising money for new deals but then using those new funds to bail out previous deals—be it flippers who can't sell or apartment investors facing refinance rates and decompressing CAP rates.

The APR is the interest rate plus fees like origination fees, discount points, and mortgage insurance, annualized.  

If I hold my interest rate to 7.25% and run my numbers, the ratio of rent to purchase price changes depending on the rental rate.

I recently did a short term fix and flip loan investor to investor loan for 6 months @ 5 pts and 15% interest rate. 

Now that same house you could have purchased for say $300K is now $325K+.So if you would have purchased that same home at a higher rate you are paying less versus a lower rate on the higher sale price.
