If they had like Salem, NH and Pelham or something that are like 35 miles (and close than either Salisbury or Plympton are to Boston, both just over 40 miles away in opposite directions) maybe could squint a little and believe it.Really Slumerville is the only one of those that is a legit Boston Suburb.I'd also love to know what price buckets they used huge $150K spread from 1st to 2nd but just over 90K total from 4th to 7th.

I have been on an off with my d4$ campaign without any success at all.However, that method is mentioned by several guests on the podcast, so I decided to work on that again.Here is the details of the deal.Contract price: $530kARV: $800k (my conservative estimate, eventually it was sold for $832k)repair cost: $80k (the guy who bought it said it is $130k, I think it should be closer to $100k)rehabber bought it from me at $570k, there is still a $230k spread (based on my estimate, the real spread is $262k)Lesson learned:The median price in that neighborhood is around $1.1MI never thought I could find a d4$ deal in that area.

One thing I learned from my finance days is that it is all about dversification and spreading your credit risk amongst as many uncorrelated counterparties as possible.So with the above said, is note investing and/or HML something that could meet my return and time commitment goals?

The financial side allows an optionee (buyer) to purchase the right, wait for appreciation or other impacts to value to increase the property value over the agreed purchase price, this is called "in the money" and the option can be sold relating to the value of the spread.

It's not me who is going to pay final price anyway.Bigger problem that I'm kind of expecting is working on tight spreads, very strict rehab rules (=high standard = high rehab cost) and difficulty of finding motivated sellers.
