Again, the extra money spent on the membrane and the stickier/harder mortar ends up paying off here.The only realistic exception to this advice would be if you have big cracks all over this concrete slab -- but if you had anything sizable enough to worry about, you probably would have mentioned it already.

Last year, we spent more money on salting applications than we did on the snowplowing services itself.We also struggle to determine how much salting is truly necessary.

Typically those are people who have been very successful in real estate.You might be pretty busy, but if you can even get a part time job working for an agent, investor, or successful real estate person in the area you want to focus, that would be good....doing trashouts, changing locks, putting out signs, helping with open houses, making sure the flyer boxes are full, delivering documents, doing social media for someone.You could start building your social media channel now....interview lenders, inspectors, title company people, investors, etc.

The time and money spent getting it cleaned up, and then properly screening and placing your new tenant might be a good move.

Took extra attention when writing my lease agreement and reviewing applications to find renters that behave like homeowners (require them to mow their own lawn to avoid lawn care expenses, all utilities except for sewer/trash are tenant responsibility) which has paid dividends in reducing headaches and keeping time spent on management to a minimum.

I made calls on my lunch break in my car, I would do non phone work at night and spent a few hours on the weekend.

With big stuff he goes and places the order and has me call to pay right away then they deliver like with box stores, or local stores will fill his orders and then I call and pay within the week.
