If your lucky the price will be based off the low rents and you'll increase value by just getting a better lease in play.... and bonus points if the landlord is just over it and your speed will be even more valuable. 

Tell them what skills you want to specialize in and that may speed it up.

I'd recommend joining the Indianapolis Out of State Investors group on FB and listen to the Indy Investor Pod to get up to speed. 

I think #1 is speed.

Deals happen when sellers are desperate and this one does not appear to be.Go after distressed sellers, keeping your focus on those deals only will speed up your success rate.Will

HOWEVER, the EMD is causing a major speed bump in the path to victory, as I am not prepared to supply it.

On 2x speed, I can cram a lot of podcast into a commute.

That would have helped speed up the process.
