Cincinnati 8 Unit Multifamily in the heart of OTR

Investment Info:

Large multi-family (5+ units) commercial investment investment in Cincinnati.

Here's a property a purchased at the beginning of year. 8 unit, turnkey in the heart of the city

What made you interested in investing in this type of deal?

I started in SFR's but realized that the only way to truly scale a business is to purchase more than one door at a time.

How did you find this deal and how did you negotiate it?

I was looking for months, Cincinnati is a tough market to buy in right now. The consistency eventually turned into my benefit. I found it on a realtor.com and walked the property same day then put an offer on it within 12 hours after that. I believe in running the numbers and giving a real offer the first time, to much negotiation can turn into you losing the deal.

How did you finance this deal?

We opened a fund up to our investor network and raised $250K

How did you add value to the deal?

Within 30 days of closing on this property we increased the property value by 30% !!!

What was the outcome?

This property cash flows every month and our investors are also paid every single month
