How to find a great Real Estate attorney?

I think it all depends upon your situation, what entity you are trying to setup, what niche of RE investments, etc. We are starting to meet local RE Attorneys from local REI meetups, family/friends recommendations, and right here on BP! I think #1 is speed. Attorneys tank deals regularly because they just take too long. Going hand in hand with that is good communication. Use an attorney with a reputation for quick responses. Especially just starting out in the business, you need a little hand holding and not getting a returned call or email for days can be really frustrating.

I often find that using a lawyer from a firm instead of a solo practitioner is helpful. I may get some backlash from that one, but it (from my experience) tends to be true. If a lawyer is multi-tasking and going to court and on trial and dealing with all different types of law, their pace is a little bit slower sometimes and they don't have a bunch of hands around to help expedite things when they are unavailable (no closing coverage or associates to do title review, etc.). That being said, you will likely get better rates with a solo, so you have to weigh the costs, as well. Don't let that be the only factor, though, because often you do get what you pay for. Additionally, a lot of larger firms have the ability to make deals on future transactions if you become a good client.

Finally, technology is really important to me. I like to work with lawyers who email back, send reports and requests by email, etc. If everything requires a phone call or if a lawyer is typing on a typewriter or only using fax, the process is tedious and exhausting for everyone involved. Again, from my experience.

Speak with local investors, see who they are using and why. Maybe attend local REI meet up to find some referrals.
