@Daniel Jahn To follow up, I completed this deal a couple of weeks ago and it went smoothly. 

I need to check on how smoothly the gift option would actually fly with a lender, but I will just ask if it gets to that point.

Trying to make this as smooth as possible.

It's a learning curve to figure out the system, but once you do the process of onboarding tenants a few times and see how the reporting and rent collections work, it's pretty smooth and automated. 

Now, I am not a realtor, but I do own my own Process Serving company and therefore I have "boots on the ground " on a daily basis in the Philly area so adding this service would be a relatively smooth transition.

We were in escrow for about 20 days and everything seemed to be going smoothly.

I’m ready to put contracts on a quad, a duplex and a sfh and hopefully things will go smooth.
