I have been looking for sometime to buy multifamily/apartments 20-100 range.Live in Texas but market to hot for cash flow.Can’t rely on appreciation alone and buy at 5 caps.Out of desperation even looking at Chicago; the cash flow seems tempting in the 9-10 range.Obviously areas like Gresham, guess very high crime and can’t even walk to see property you own.Is it unrealistic to think that you will have Mgmt run the apartments and you just take the cash flow; and have nothing to do with it?

This site is a great resource for researching "Wholesaling in California" and nationwide wholesaling for that matter.

Has anyone done this before with a site built?

Many many people on this site are still waiting for the "right" deal.

On the PCR it says plumbing is damaged and sites a missing component the house will be insured escrow of 600.

The tax value on the county site is never even close to the actual market value.

Hopefully someone could help me understand why some listings on sites such as Zillow do not have interior pictures.

I’m starting to bang my head against the wall trying to make anything pencil not knowing exactly what the property taxes will be but figuring it is the combined rate on the tax assessor’s site multiplied by the acquisition price.
