I don't believe an attorney will actively participate in a process that knowingly violates a loan. 

They are running you through a DSCR (Debt Service Coverage Ratio) program.

Friends who want to invest small amounts like $5-10k but have no active role in investing is trickier.

These techniques, while still doable today, had its heyday in the 1970s and early 1980s when double digit interest rates combined with no due on sale clause accounted for the majority of real estate sales activity.  99.9% of loans are such that the lender wants to know the source of the down payment.  

I also do a meetup every Thursday but we are currently doing it virtually and we actually contact agents that have properties for sale so it's an 'active lead gen' type of meet up. 

I think the best way to separate yourself from your competitors in MTRs and STRs is the level of service your provide and the cleanliness/upkeep of your properties.

I understand that FF will allow you to change an active listing to another property.
