Simply sell the property and you and your dad go together and do a 1031 exchange on. your 2/3rds of the property.

If you're lucky enough to find an interested seller, you will need to have the tools to quickly analyze the deal, understand if the sellers motivation to sell, pain points if any, and genuinely see if you can provide them with a quick exit strategy.

is it illegal i sell my Tax Deed by quit quitclaim Deed?

i use that one, and @ameliajorei (on ig) used to sell a 'tenant welcome packet' that i use too, i'm not seeing it on her linktree but i'm sure she still has it for sale somewhere online. 

Problem is I'm a die hard buy and hold investor so really only like to sell property when it can give me significant gains over holding.

Obvioulsy not every property makes for a great buy and hold, but I always say that you can sell a property later, but you can't un-sell it. 

At the end of 2023, I purchased an empty lot to build a single-family unit, that I plan to live in for at least 1 year (rent or sell in 2025).
