I don't hate my job, it's just too easy for me after doing it for 20 years.I have $50K in savings (separate from 401K / investments) that I could use to start but my wife's motivation is to purchase a house for our family.

My projected ROI is 4.5%... so do I purchase it, or wait and save up that money for a bigger down payment on a multi-family property?

I wasn't really thinking from the point of view of a client though, just that I could save money and make more cash flow early on if I rented out both sides for my own portfolio.  

Or, if my better option would simply be to keep saving and learning for the time being.

Thanks for the info @Marcia Maynard, seems like whatever investors decide to put in a bathroom or home for that matter, tenants always find a way to damage things. 

When he heard that I will post info about his scam, he started cursing me and blackmailing me that he has my data and he will do various things with it if I tell anyone about the scam.That’s pretty much how I know!

You kind find info on just about anything related to investing in real estate - also, it sure can help to bounce ideas off others just to get a clear picture of where you're going.
