Replace the pieces that are broke with cedar shake side so it looks almost the same but leave it on, it takes paint great and would be a hassle to remove. 

If it's bad, then it may need to be washed and covered with paint.

So ask them, not just what it costs to paint this house, but the average 1,000 SQFT house.
