Some of our largest employers are the school district and regional hospital.

For instance:  Little Rock, Arkansas vs Nashville, TN — LR’s populations (painting with broad strokes here) largely lives in Little Rock because they are from LR or from the region.  

We used a small regional bank and they didn't care about the source of capital as long as (1) it wasn't collateralized by the property and (2) it didn't push my personal DTI past 43%.

In a lot of areas, one could purchase an entire portfolio of properties for less than one would cost in some regions.

There is also another website that I have used which has a matrix showing regions, types of properties, loans, loan rates, etc.

To sum it up, investing in SFR's or small MF's (to the extent they exist) in class A neighborhoods in class A regions of the country is a long game best played by those who are not looking for immediate cash flow and/or can tolerate some negative cash flow (folks with some means from outside of these RE investments) and who may also seeking some shelter from capital gains taxes that are assessed with some frequency on mutual funds and similar investments.
