I’ve made more money on the houses I lived in then on any pure investment property but that’s time playing a bigger part more then anything else even though I always bought the ugliest house in the nicest neighborhood.Think of this; once you are done, are you willing to pack up and uproot your kids to the next property?

If you are going to use commercial loans/portfolio loans in the future, opening checking/savings accounts go a long way to establish trust and help out that bank also.If purely savings account, I like ones with higher than 1% APR on them to just sit there.

The better option would be to have a deed of trust as security for a note, secured by a specific property being invested into.In the IRA LLC model, all of your interactions are with the LLC, not the underlying IRA that owns the LLC.If the client is purely receiving interest on a note, this is deemed passive and not subject to taxes such as UBIT.
