They interact with contractors on a very frequent basis and my experience has always been positive when getting contractor referrals from local decorators.  

Hi @Deven Wolfe In regards to house hacking if you are using a low down payment, it's not really realistic to expect to be cash flow positive.

They will also tell you other things they noticed and you can decide if fixing/changing the additional things they tell you about is worth it or not.

You’d need to be buying at a decent discount, And verify the proper process/notices were done.

@Phillip Williams Oahu may be difficult to find positive cashflow, but there are a few options. 

At this point we decided we wanted to move then have to deal with this person- I gave 30 day notice and asked for a move out inspection.- Was told it was no problem and that we would do it AFTER I moved out.

While everything looks relatively newer, we are noticing black patches, streaks, and circles the size of a fist.

@Joshua Hively Yes, my friend is selling their home that I'm currently renting from, so I only received about a 2 weeks notice to vacate essentially - which is fine since there was no formal agreement.

Question is, how long should I wait before I start sending the 60 day notice to raise each unit?
