However, I have used TSP loans on three occasions to purchase real estate.

Hard Money, and then paid for the repairs out of pocket since they were only 3K.

It is higher risk with the potential of greater rewards but does require much deeper pockets to succeed.

We ended up starting to pay rate three or four months later, which even that was severely discounted from typical prices in the area.
