The work would generally include background/credit/eviction history checks, preparing leases, obtaining security deposit and first month’s rent, gathering W9’s, paystubs, pictures of pets, letter of intent, landlord references, and other paperwork, etc.

For the sake of time, I'm just listing the Fannie Mae rules:In Section B3-3.1-09 of the Fannie Mae Selling Guide (page 366 to be exact) the rules to employment contracts are as follows:Option 1 -- Loan Delivered After Borrower Starts Employment - this means that the lender "sells" it back to Fannie after the customer has started but the customer has not yet been on the job for a normal amount of timeThe lender must obtain an executed copy of the borrower's offer or contract for future employment and anticipated income. 

In particular, notice must be given to the mortgagor with prescribed particulars and there is a duty to obtain the best price reasonably obtainable for the property.

It's absolutely ridiculous that they would suggest that you will be paying for proposals (which are free to obtain).  

By obtaining another loan, you will increase your available credit, and your utilization will be less impacted. 

I would need to obtain a Private Loan that would be paid back in 1 year. 

I can obtain it through a mixture of rehabs/refinances/private lending/my day job etc.

I am currently working on obtaining my real estate license.

This family qualifies for reduced utilities but it is still wasteful.I have a handyman that I hear all the time about their tight financial situation and yet there is literally a constant list of lower priority items (items that I indicate he can do when he gets the chance) that he can work at any time to obtain additional money. 

With the latter option, I'm told it will be difficult to obtain without a proven track record.
