Triplexes and quadplexes are rare and if they are up on the market they are either new construction and very expensive with no cash flow or they need a tremendous amount of work.

@Allan Wu take into consideration that tenants are not going to be as careful as you would be, so make sure your lease states no flushable wipes, paper towels, feminine products, etc., that easily clog and that they’re responsible for repair if used.

As long as everything works (lights, plumbing, etc.) and there are no hazards (like an open ground) the big things are peeling paint (particularly on window sills) and smoke detectors.

No matter what you do, there will be a good amount of manual work since it is multiple LLCs.Best way to go about doing this is having the PO# tie to a property and/or the name of the LLC.
