Philly Neighborhood House Hack

Which is the best, relatively safe Philly neighborhood for finding a potentially cash-flowing small MF (3 to 4 units)? Can't be more than four units because I will be purchasing via a VA loan. (I know I will need to live in it for at least a year, which won't be a problem since I work fairly close to Philly (Princeton)). Thanks!

Manayunk, East Falls, Roxborough, Fishtown, Northern Liberties, and University City are safe neighborhoods with diverse populations and strong rental markets. Consider safety, proximity to amenities, rental demand, and property condition when searching for a property. Make sure to connect with a knowledgeable real estate agent who specializes in multi-family properties in Philadelphia to help you navigate the market and find a suitable property.

Good luck!
