Can't he shelter his income even without REPs status as long as he shows enough participation hours?

However, since the law of most states is not completely settled as to the status of land trust, use of the agreement may work just because the buyers attorney does not want to litigate new law over the small sums involved.

These are basic CRM tools that allow you to upload lists (there might be a limit to how many records you can keep), then you can put a "status", "notes", "action" etc against all your list contacts.

It is in fixer-upper status right now, but it is in livable shape as it sits right now (maybe only just, depending upon an individual's standards of living).

There are not too many investments that allow you to earn income and have that income be tax free - given you qualify for real estate professional status. 

I include the date right in the filename for inspection photos, most individual letters or notices, Tenant docs, and project status updates.
