The puchase/rehab numbers you layed out with the ARV you mentioned seems very very tight.

It’s crazy because he’s a professional tile worker which is another topic haha!

Would laying these kinds of items out to a potential GC be enough to inform them of what I would want done? 

Should you just go with Luxury Vinyl Plank across all the floors of your rental property (living room, bathroom, kitchen, bedrooms), OR should you swap the LVP for dark carpet in the bedrooms so that they could lay on the floor/or otherwise have that "cozier" feel in their own bedrooms?

Basically you can repair the existing stuff or use carpet or tile flooring though refinishing hardwood is best and probably cheapest if possible. 

I was short on cash early on, so I choose to wait to paint parts of the house, replace doors, tile, etc.
