Most product is 2 to 4 units residential duplexes to quad's or much larger properties.In AZ some people are putting up non-refundable earnest money of six to seven figures depending on the deals.You will have to put in the time and make tons of calls.

I currently live in the state but in one of the larger population centers about 1.5 hrs away.

You can buy a 3-4 unit househack plus maybe a larger 5+ unit building and still have some hearty down payments for both.

This is something I apply on a small scale in everyday tasks and on a larger scale for career goals and planning.

Hopefully it's larger than the previous one, and that should all be fairly easy to document to underwriting.  

They are that you have the ability to purchase their property so what that means is proof of funds, whether bank letter or liquid funds, and experience to handle the transaction in a seamless manner without hiccups.

The equity is great, so turn that into a larger unit or multiple units where you can cash flow a couple thousand with the equity you could use to buy more. 

I probably stick to around the larger northern cities, Dallas, Houston, Austin.

Now that we've dipped our toes into a smaller self storage deal we plan on pursuing larger self storage deals.
