Is there a set rate/scale that lenders use based on LTV?

An integrated approach may work if you're a large wholesaler and have built lots of systems to run everything in parallel but as a beginner it's a common mistake to try to do too may things at once rather than getting good at one thing that gets you solid leads.

Hi BP,I've been doing some research on commercial real estate and large apartment buildings.

In few years, I want to head a little further into the country.As far as development, the neighboring property values will have a large impact on the value of developing the property.

I want to duplicate it on a larger scale making very livable small units with modern finishes.

It's a large house- 4000SF with 3.5 baths. 

You may also want a large line of credit for flipping homes or bridge financing.

Unless you have other source of income or large savings will be very difficult to invest in Real Estate..Banks will not lend to you and if you Partner up with someone what do you have to offer?

My father is a life long carpenter and he has a large problem with the photo i have attached. i was wondering if anyone could give me input on the situation.

A colleague of mine did nothing but negotiate these liens full time for a large bank from 2010 - 2014.
