It really depends on the exact language of the renewal.

I would even spend a few dollars on grading the soil and maybe even get a few test done, environmental and feasibility study..But yes I wouldn't do it alone.. no way

Also make sure to include language in the tenant contract that your tenants will obey those regulations, lest you get "nasty grams" about crap on the front porch or unattended landscaping (assuming the tenant will be responsible).

I would agree with the others saying to study more before getting a mentor, but I do think getting a mentor is very valuable

The contract has language that states he will pull all necessary permits needed, and signed off on that, so I think that makes him liable.

If someone is not willing to study in their own time, and instead, they want me to lay it all out for them, I feel taken advantage of.
