A more stable of building wealth is to have as many rental properties as possible before I'm forced to retire from my physically demanding job, The safer route seems to be to pay off the mortgage rental as fast as possible, which I'm doing.

If you have a job, but wife doesn't, she can qualify for RE professional and deduct beyond the 25K loses, and might be able to get a salary, establish Solo 401K and health plan, etc.

But as an investor and to possibly protect the property from a recession period I also like to look at all the corporate and small business close which correlates to jobs and tenants paying rent consistently without issues.
