It seems you're under leveraged when you could sell tax free and generate a bigger return with multiple properties.

My many years of experience dealing with VA inspections is that shrubs and trees are touching the house.

From personal experience it is doable,  but you need credit history for that new business.as for the getting the property in your business LLC I think that may trigger a due on sale clause because it is in your name.
