I am considering adding a clause such as "upon formal graduation from xxx University, this lease may be terminated early at the end of the month in which you graduate".  

The universe of loans is much to large for that.  

We are home to the University of Alabama at Birmingham and its teaching hospital, as well as the headquarters for a number of financial and insurance companies, such as Regions Financial (a Fortune 500 company) and ProAssurance.

Still, after years at the university and seeing that new issues are almost always unnecessary, I'd still skip it.

Forgive my skepticism, but this sounds like it may be Trump University with another name.

There is a reason Trump University is in court from so many unsatisfied people who spent tens of thousands of dollars.

@Chris May 1- prime areas like SF, Berkeley, much of peninsula, etc. fell on the lower spectrum of your range. 2- barring a major and unexpected global financial crisis (hint: Brexit is not it), any downturn that hits us in the next 1-3 years will be primarily tech driven.

I get a kick out of some of these guys mailing their clients a thesaurus trying to overcome every objection in the universe.
