Your CF would also increase (should double).If you were to pay all cash, that would mean you would have a 1 to 1 ratio...and it would take forever before you recovered your cash...which is what your total cost is.

My assumption would be to analyze the deal as if it was not going to be a house hack as this will not be a forever home and I will eventually leave that place and put in tenants.
