We are in the middle of doing a rehab ourselves and it is seeming to take FOREVER. 

My wife and I are in a very similar situation. we are looking for a multifamily house hack to start then following it up with my wifes "forever" home after. looking for the multi to be the base for future investment properties.

Even on a M2M, the good tenants they are welcome to stay forever. 

Your CF would also increase (should double).If you were to pay all cash, that would mean you would have a 1 to 1 ratio...and it would take forever before you recovered your cash...which is what your total cost is. 

After months of combing through real estate deals, I found what I had set out for ever since the start of my investment journey.

It's a surefire way to take forever to get financially free. 

It takes forever to get anything done up there.

.$100,000 down on a $2M deal for a (looks like) good roof, sealed and striped parking lot, new painted multi-family seems like a steal.I like this style of apartment with the connected upstairs walkways, they seem to attract long term //forever// renter types.And a pool too...

Whilst I want the best job at the cheapest price, I don't want the rehab to drag on forever. 

My assumption would be to analyze the deal as if it was not going to be a house hack as this will not be a forever home and I will eventually leave that place and put in tenants.
