I went ahead and titled the property using my LLC which raised a red flag on the lender's end when the name on the insurance policy changed (lender also merged which caused them to review their files).

You can mitigate the latter one by calling a direct lender for 4% (or w/e) on FHA, but that's probably a silly approach since there will be all the other obvious signs as well.Oh, and even if you slip through all that and try to get another FHA loan, your SSN will flag the FHA case number, showing that you already have an FHA loan.

And the two people that are living there with their mom are telling me all of this stuff that are wrong with the house and it red flags in my mind for the excuse of not being able to leave out of this house I asked them directly what happens if their mother happens to sell the house where do they go they didn't have a straight answer for me and I ask that pertinent question to try to make a win-win type of situation in regards to being able to connect the dots with someone else it might be able to help them out and getting into a place of course that depends on their current situation and financial status and all of that as well as jobs in other factors.
