New to the idea that I'd even have a shot at REI. 

People are paying money thinking they have a shot of renting your place.

I've heard Prop-stream is decent, but not great!

I would not plant any trees- anything decent enough in size will cost a pretty penny.

It was still decent cash flow, about $275/month, but after the inspection we found out it would be about $15k to get it where it needs to be. 

So we are kind of stuck on this at the moment But worse yet Indianapolis is like much of the country right now being a hot market, any decent house we see is scooped up within a matter of hours and even minutes.

I am not sure how to search for decent investment firms or how to do proper due diligence over the team members - if anyone has resources for this as well as firms or sites they recommend I'm all ears.Also, I have a thorough understanding of financials and modeling, but not real estate-specific, and probably need a better understanding of how to verify projection numbers and how to ensure I am doing proper due diligence over large RE deals.

I have a decent job, no debt, and a decent amount in cash reserves.

Not all of the numbers were able to be retrieved, I was wondering if I took all of the contacts with a missing cell number to another skip tracing site, is there a decent likelihood that they would be able to fill in those missing numbers by skip tracing again?

As a Maryland realtor we have a Maryland residential lease which is pretty decent and holds up well in court.
