As you said there's no right answer, but I choose to aim for long term wealth over being debt free (as long as you manage any leverage you utilize properly!)

If you have to choose between a 3/1 or 2/2, you would be marketing to a larger group with the 3 bedrooms.

Other constraints come from a limited supply as fewer sellers are willing to allow in person showings of their homes, and therefore, are choosing to stay in place longer.  

Good on you for being learning about and choosing real estate for better life at such a young age.

Advertising right now for June 1st occupancy on a 3/2/1 townhome and have 10 inquiries, so we can be selective on choosing tenant.

There are no real D neighborhoods and many areas to choose from that are on their way up.

I have not had a problem since.Lastly, once the moratorium is lifted, if you choose to relieve yourself of this tenant by issuing a 30-day notice to vacate, that decision may result in more problems, and you may find yourself left with all of their unwanted belongings once all is said and done.
