I am a very conservative investor and I realize some people might think this is crazy in the low interest environment we are in but I try to stick to this principle to not get wiped out when rates rise or bubbles come back to reality.

Yes, owning affordable/low income housing is more challenging than your typical A or B class property, you will experience more repairs, turnover and maintenance.

Finding a quality Section 8 tenant may be very challenging, but not impossible.

Memphis has been tough for us so beware, if you do not already have a team with boots on the ground, what seems like a good deal may turn out very challenging.  

There are some challenges to using the schedules. 

;) Guess I will have my hands full...Its all fun , older houses present challenges , but nothing that cant be overcome . 

As beautiful as Denver and Boulder are, they present the same challenges for investors that the coastal markets in California do.
