I find the larger houses are more difficult to find good market rate comparable rents and they will likely attract applicants that bring more wear and tear. 

I can bring in an investor in to cover the down payment but not sure how to buy them out eventually or just let them stay in.

People getting wise to wholesalers that will only close IF they can sell property for more than contract price, and use option period or weasel clause to terminate.  

Roam simply helps people find homes that have these types of loans.

There are always people who can rehab cheaper than you and have lower initial ROI requirements.   

@Kerry Baird are there any problems with partnering with someone else on a primary residence (1-4 units, FHA/conventional loan), just as long as one of the people on the deed is living in the house/in one of the units?  

When people ask if they should get their Real Estate license?

Would like some feedback on options from people in the know on Hawaii (or Miami). 

I know people all over the city use illegal units for all sorts of things, but my goal is to maximize profits while ensuring I'm doing things legally and protecting myself from liability.

We used to follow, Walmart , HD, and U-Haul :)  U-Haul has great migration data, the best in the business on where people are moving to.
