Better areas with higher ARVs that require mid-grade or high-end finish outs, you could be looking at $125-$150 per sqft.

Right now both houses are 3 br. but they both have a finished basement with 2 exits (the back door and the staircase).

I don’t know how expensive it is to get leads through HomeAdvisor or Angie’s List....Once you get a customer - show up on time - finish on time - and do a better job than you promised.

It was the least profitable deal we've done by a decent margin but it was probably my favorite because (1) it ended up looking good, (2) we were hands off on all manual labor (I did the paperwork and my wife selected the key finishes), and (3) we learned some valuable lessons without actually getting hurt much by them.

I'm not sure what the 1099 stuff is for; when I hire someone to do repairs I just write them a check (online bill pay) once they finish the work and I count it as an expense.

Hi guys, I am listening to bigger pocket podcast show #361 “Investing in mobile homes” I recently got started with real estate wholesaling and just finished 2 flips that are going into Airbnb with an experienced partner, but as I was listening to this podcast I heard “ low risk “ and “little money down” it really interested me, but I have no idea how to get started nor where to get contracts or anything, is anybody investing on mobile homes in Corpus Christi TX ?
