I don't think it's advisable to give the property manager a warning or discuss the issue really; this is a case of gross negligence and even if they will "clean up their act" in the future, you've lost any confidence in them and there's no reason to pay somebody big bucks when you doubt whether they will deliver.

That is VERY oversimplified, but you can use it as a super quick calculation to see if the asking price is anywhere near where it needs to be.As an example, a duplex that generates $1300 gross per month in rent should be purchased for less than $130,000 if it is in perfect shape.

Shoot, I could just keep calling the listing agents to show them to me, and not use just one realtor, but I've always been advised to work with one because he could help with negotiations, etc.
