Property Manager

I hired a property manager approximately a year ago. We signed a 6 month agreement with the right to end contract with a 30 day notice. After hiring, I stepped back and let her do much of the work. During a recent walk through I found the following
* The tenants bath tub had been leaking for months into the ground. The had wet towels covering the bathroom floors
* Mold in the bathroom because of the leak
* Sewage water that came up into the house and left behind wet carpet
* Many things that were supposively done where not done right. For example she said she replaced the carpet before the tenants moved in. When I did the walk through the carpet was simply put on top of the old one. No wonder I got so much less when we tried to rent out this year.
* More people living in the house
* An extra dog

Anyway I could go on. According the tenants the property manager had been notified and has often failed to act. These are low income tenants so they didn't seem to know that the property manager was responsible to make sure these things were fixed.

I feel that my property manager has not only neglected my tenants but has caused me thousands of dollars in damages.

Can I fire her without a 30 day notice? Maybe a 3 day notice for break of contract. Also, is there anything I can do to make sure others don't fall into the same trap as me by hiring her? May contacting some real estate bureau?
