Hi @Devin Woods, I have seen it vary from property manager to property manager.  

Some sellers may not want or be able to (due to moving, buying another property, etc.) wait that long.An FHA inspection is notorious for being stricter about the condition of the home than conventional. when I sold my primary home to an FHA buyer a few years ago, I had to fix a small section of rotting wood in the frame of the garage door at a cost of several hundred dollars- because you can't just fix a few inches, you have to replace the whole side!

During the inspection, significant wood-destroying insects (wood boring termites) were found in the siding and some parts of the framing.

I'm in your neck of the woods, Laguna Niguel, and hang out in Aliso Viejo a lot (only sizable and nicer town center around town :) I am also a software engineer working full time in San Diego.

@Kevin Wood  I dont think non disclosure has any bearing on tax;s the taxing authority puts there own value on the assets regardless of what you pay for them.  

They are a few other investors in your neck of the woods.

It's a unique property for the neighborhood but it turned out beautifully so I'm confident (knock on wood) we'll do well on it.
