Wood Destroying Insects Impact on Annual Maintenance Costs

Hi BP, I'm currently under contract on a town home in Atlantic Beach, Fl, that I'll eventually rent out. During the inspection, significant wood-destroying insects (wood boring termites) were found in the siding and some parts of the framing. The sellers said they will pay the entirety of the cost (likely between 3-6k), but my concern is that the termites will come back at some point. What do you suggest I do? What is an expected annual cost to control the termites that I can expect. I'm concerned about long term cash flow. Thoughts?
