@Jason Kidwell ..Depends on market, prices, how much $$ to start out...I used leverage in the beginning to build cash flow..After cash flow in place you can start buying for cash...I prefer a mix....leverage is a great tool,but don't over extend...

I have done demo work on moldy crap houses. get a dumpster, gloves, and a respirator rated for that kind of work. you can buy a garden pump sprayer and mix a very light bleach/water mixture and spray areas you are working on, it will kill germs and most importantly keep the dust down so you don't breath it in. setup a negative air flow so nasty air gets sucked out and sanitize the place with bleach/antimicrobial treatment as you go and once you are done. you dont wana fail a mold test after the work is done!

We used white vinegar mixed with about 20% diesel fuel and spray it on and let set for about one hour, and that did the trick for us and then wash with water, and you are done.Joe Gore

Mixed bag so far.I flipped one house for about a 40K profit in 4 months.Then lost about 5K on another flip over 15 long and painful months.I am buying notes now instead.Hopefully less of a headache.
