Do you have a move-in condition sheet? How about a property condition sheet from when you took ownership? Use those or some other means to document damage, otherwise you pretty much have to give all the SD back to them.

I don't do walkthroughs. It becomes an argument or I end up not noting things that are damage to avoid the confrontation. Unless your state or local law requires them, don't do it. Instead send a note detailing (list every item)all the cleaning that is expected. If they don't do that you might be able to charge them if they can't plea that "it was that way when we moved in"

My approach lock the keys in the unit or leave them in the mail box. Leave your forwarding address on the counter and text me when you're done. I'll stop by when I have time. A few hours later drop by and change the locks and make your list.

Prepare your security deposit account and send it along with your itemized list of deductions within the required time frame.

Get your cleaning person on call and let them know to come by and take care of everything. You want the place spotless before you show it. Fix what needs fixing, advertise and rerent.
