If anywhere is going to be promising I would say the Winter Haven area is promising because Legoland is driving a lot of people out there and things continue to be built.

Just heard an ad for Mack on the BP podcast and wanted to check them out, considering the year 1 cap rate and coc promises.  

I took out my old faithful pair of glasses that allow me to see in perfect "short sighted" vision, saw how much more money I'd be making per hour (time for money) and told myself " hey it's not a big deal I can still do real estate in my spare time, nothing is going to change ( justifying my greed and stupidity with false promises to myself) well the problem was that there wasn't any spare time.  

They will understand, just don't make any promises to anyone and be completely forthcoming!

I see this happen time and time again where buyers are promised documents that don't exist.

Their turnaround time promises have rarely been kept.

How should I go about calculations and do you think it would be worth trying to wholesale and find a buyer for these properties since the immediate block is pretty rough, but general area is looking very promising?
