U need to do a legal ADU .. which CA has come out with new laws that allow it. just going to cost a few hundred grand to get it done.

Most folks dont buy rentals in the IRA as there is no tax benefits on depreciation . its good it it appreciates a ton but if its just a slowly appreciating market U dont want to hold rentals in your IRA you want to lend money in the IRA and buy rentals where you can take full tax advantage.

I would replace with a cheap Chinese import before I would paint personally.

I am sure there are U tubes and other things that will have script and scenarios. 

Rent is cheaper.I guess I am saying stick in there for a little longer...but there are a lot of Chinese in China.
