I partnered on this project with a fellow BP member which proved to be a great decision as we could support each other emotionally through the ups and downs, lol. 

From experience, the main issue in this thread, is you are thinking with logic, and others have emotion involved.

The scariest part of real estate for me is trying to move forward from an commercial investment I made in 2006 , it is cash flowing now, but it drained my reserves and drained me emotionally,I am trying to sell it now so I can get some cash for investing is this a wrong decision or should I hold on to it, I also live there also.

Maybe if you can work past the emotional thing.

You have to be careful though because sellers (even banks, they have human asset managers) are emotional animals.

You have to be physically, emotionally, and spiritually changed in order to achieve true success.

Just am emotionally attached because its my first one and did a lot of work myself.

You won't run afoul of Fair Housing and you won't be tempted to 'help' or 'be a good citizen'... not that you aren't helping, but its much less emotional (and easier) to set and stick to your criteria.  

Today has been a bit of a roller coaster of emotion.  

Applicant seems emotionally stable, level headed and drives a nice clean car.
