Should I accept offer?

I am selling my first flip, in fact its the first house I have ever sold. Its been on the market for four weeks in Adams MA. After going back and forth a buyer is within 2250 of my goal but refuses to come any closer. I am asking 134,900, have gone down to 127,900 as is. They want me to pay 2250 in closing costs or they will walk away. Should I accept? Its the first offer I have received but the house is getting lots of traffic. Average time on market for comparable houses in my market is 66 days.

The only question to me would be. Am I going to make money at this price. If yes then I would sell and move on to another deal. 

You never know what is coming. You can gamble that someone else is going to come along and give you more. Bird in the hand or wait for the 2 in the bush.
