The next day my tenant comes home and his toilet is not flushing and is bubbling when the other water runs.

I've done a lot of remodel work in Ogden and it's not something I'm interested in doing as a business.

If I don't find someone by December I am going to do some remodeling to help with my capital gain and put it back on the market. 

There are many junk removal services who would help declutter and even upto remodeling demolition cleanup.

I do all of the work from my phone and most of it while on the toilet. 250k cabin will gross 40k per year sometimes 45.

I'm pretty new myself but have purchased my first deal in Rockford and am in the process of getting it remodeled and rented.

I have not yet seen the inside of this property but it was remodeled about 10 years ago (sale records indicate it was bought and flipped around that time) and contingencies would be in place to back out/adjust if the property has more than minor cosmetic improvements need. 

Use the maintenance guy for low risk tasks like toilets clogs and basic tasks, but not renovations.

We have been working at moving the questionable tenants out and are completely remodeling each unit.   

Why would I pay the same for something that is beautifully updated as one that needs to be completely remodeled?
